What to expect


Arrival
Upon our arrival the property manager will provide our crew with access to the units and roof keys. Our team will split up as the job begins. Crew members may be found in the parking lot near our truck, on the roof, and in the units. Property maintenance staff will be responsible for providing access to those units.

Our team takes the utmost care to protect your property and prevent any potential damage.
Disruption
Most of the interior cleaning should take between 30-45 minutes per unit.

The Project is expected to take 5 days. The timeline of the project is expected to take place in May or June of 2026, once agreed upon the Board and our company.
Cleaning with air
Cleaning dryer vents from the exterior requires a high volume of compressed air paired with advanced duct cleaning tools. Your residents should expect to see an airline running from our truck mounted compressor up the corner of the building. Additionally, a loud "steam engine" type noise can be expected from inside their units. this is simply the cleaning tools making their way through the dryer vent.

Scope of work
1. Project Overview
Palm City Dryer Vent Services proposes to provide professional dryer vent cleaning services for the residential dryer exhaust systems and common exhaust stacks located at Admiralty Condominium. The purpose of this service is to remove lint accumulation and debris, restore proper airflow, improve dryer efficiency, and reduce the risk of dryer-related fire hazards.

2. Scope of Services
Palm City Dryer Vent Services shall furnish all labor, equipment, tools, and materials necessary to complete the following work:
The cleaning of forty-nine (49) individual residential dryer vent systems. Each system will be serviced from the interior dryer connection point through the full length of the exhaust duct to the exterior termination. Dryers will be carefully disconnected and reconnected as necessary to facilitate proper access. The vent line will be mechanically brushed and vacuumed to remove lint buildup and obstructions. Exterior termination hoods will be cleaned and inspected to ensure proper airflow discharge.
The cleaning of nine (9) common vertical dryer exhaust stacks serving the building. These stacks will be accessed from approved access points, which may include roof terminations, intermediate access panels, or base clean-out locations where available. Mechanical brushing and high-powered vacuum extraction will be utilized to remove accumulated lint and debris throughout the full vertical run of each stack. Stack termination points will be cleared to ensure unrestricted airflow.
All work will be performed using commercial-grade rotary brushing equipment, HEPA-filtered vacuum collection systems, and industry-standard safety procedures.

3. Project Schedule
Work shall be performed at a rate of one (1) building per day. The anticipated duration of the project is five (5) consecutive working days, subject to weather conditions, access availability, and unforeseen site conditions.
Palm City Dryer Vent Services will coordinate scheduling with property management to ensure reasonable access to all units and stack systems. Any delays resulting from inaccessible units, restricted roof access, or unforeseen obstructions may extend the project timeline.

4. Access & Responsibilities
The property management or association shall be responsible for:
• Providing access to all residential units scheduled for service
• Providing access to roof areas, mechanical rooms, and stack clean-out locations
• Notifying residents of scheduled service dates and access requirements
Palm City Dryer Vent Services shall not be responsible for delays caused by lack of access or tenant unavailability.

5. Conditions & Limitations
This proposal includes cleaning services only. It does not include repairs, replacement of ductwork, code upgrades, roof repairs, or structural modifications unless otherwise agreed to in writing.
If damaged ductwork, disconnected venting, crushed lines, improper materials, or code-related deficiencies are discovered during service, management will be notified. Any corrective work required will be quoted separately.
While every effort will be made to remove lint and debris from each system, Palm City Dryer Vent Services does not guarantee correction of airflow issues caused by improper vent design, excessive duct length, concealed obstructions within inaccessible areas, or non-compliant installations.

6. Workmanship
All services will be performed in a professional and workmanlike manner consistent with industry standards. Care will be taken to protect flooring and surrounding areas within residential units. Dryers will be reconnected and tested for proper operation upon completion of service.

7. Acceptance
This proposal constitutes the full Scope of Work for the described services at Admiralty Condominium. Any modifications or additional services must be agreed upon in writing prior to execution
